It would also protect you from the tenants destroying the property when they leave.This is exactly what I did and had no problems at all. 

If your tenant wasn't responsible enough to not destroy your place, do you really think they will pay you $100 a month for 5 years?

My dog is actually superbly good about not destroying the house, being completely house trained, etc.

This keeps people from destroying property while you go through the eviction process.

honestly- I would wait till they left the property- bringing in new tenants to look may cause them to destroy the property or make a scene which will make good people run. they seem INSANE, I wouldn't chance anything with them...

I can't imagine what would have been going through your mind at that time you owned two houses, the second sat on the market for two years, the kids in the neighborhood insisted on destroying your place, and your insurance company was looking to cancel!

But I did have one that cost me about 25k in legal fee's to untangle.. and for sure I lost money on some.. ( can't get in them and you find them destroyed) .

If you destroyed someone's house or skipped out on rent, they can and will come after you.

Bad word of mouth and reviews can destroy any business, so it is in their best interest to offer you something.
