It would also protect you from the tenants destroying the property when they leave.This is exactly what I did and had no problems at all.

honestly- I would wait till they left the property- bringing in new tenants to look may cause them to destroy the property or make a scene which will make good people run. they seem INSANE, I wouldn't chance anything with them...
