It does have a busy shopping area, and a mall that desperately needs attention.

I have yet to make a deal with a desperate seller.

He wasn't desperate, he wasn't poor, and he wasn't unsophisticated.  

But there is ONE reason  I WILL pay for PPC (soon).My competitors are now desperate.

If someone is THAT desperate to call you up after you send them such a creepy, "you invaded my privacy", "how the hell did you find me"... you are likely dealing with a good lead.You think only SOME people find it wrong to invade my personal space to try to make money off of me?

I could have backpedaled, offered less, and still got the deal, but I stuck to my original offer.For these homeowners, they were desperate to offload this house, didn't know where to turn, had been mistreated by other wholesalers and sharks, and the offer I made allowed them to move on, clear the books of debt and back taxes, get some much-needed medical work done, and ultimately get a fresh start. 

I don't want a reputation for being part of taking advantage of desperate people.Oh the desperation.  

In any market other than a desperate seller marker (2009 - 2011), properties will almost never be listed at attractive prices.

I bought it less than a year ago, so they are getting pretty desperate on finding deals to pay cash for....I got a yellow letter recently offering me 85% of the market value blindly, without ever seeing the inside of my house to know the shape its in.. just dont understand how these investors can get this desperate with all the signs of a downturn about to happen in the future.  

I'm getting desperate to find some help and direction to get a multi-unit.
