We did turn down the lady with 10 crated dogs, even though my husband saw dollar signs, LOL.I would recommend that anytime you are renting to unmarried adults that you designate the strongest tenant as the primary.

on one hand you are showing me the independent contractor agreement that specifies that the guy is not your employee but on the other hand you are using insurance product specifically designed for employers"  that question might come during any employee/employer related lawsuit about overtime or SS premiums not being paid.

We designed the house to client specs, submitted it to the HOA for approval and learned that 1) a 2 car garage was too small, it needed to be 3 car minimum and 2) 3,000SF was too small for a retirement community, needed to be 3,400 minimum.

Speaking as someone who does industrial electrical systems engineering that provides documents exactly as you have described, this would be a large amount of work.The one line diagram, panel schedule, grounding, lighting and outlet plan, fixture schedule, and panel locations would all be separate drawings taking anywhere from 20-40 hours of work a piece depending on how readily available the needed information is.We have whole teams of people who work to produce drawings like these and we charge clients $60-100/hr for just the design and engineering consulting (drawing creation).
