@Wen Guo I will say that there is a ton of heavily discounted properties, and even borderline free with a commitment to rehab and rent in the Chicago market, but there is always a reason for the way a property is priced...not a reason to be scared, just requires due diligence and dedication

Hiring a PM doesn't count, because again the PM works for others not just you, so they are not going to optimize the costs and rents of the investment in the same way a dedicated, full-time employee whose only responsibility is that complex would.  100 units is about where CAP rate becomes meaningful, at least in my market. 

I have been researching and collecting vast amounts of information over the last four months through books and the BP podcasts, and I have now dedicated my future to investing the right way.

There are homes the size of a traditional 3bed/2ba being used as assisted living facilities/personal care homes to large complexes dedicated to caring for our aging population.

Then last Monday (a week later) they call out principal and tell him that our angled on street parking (that we proposed dedicating to the city as public parking) is only allowed through a special ordinance with the city council which will take ANOTHER month to get approval.

(Typical for the area)Reason for selling : he has a full time job and doesn't want to have to dedicate time to it anymore.
