Thank you for your advice, Jason.I agree, A cash-out refinance is indeed a viable solution to my problem.My main concern, however, is the tight timeframe I'm dealing with rather than the availability of funds per see.With an additional three months, I could potentially refinance my other properties to raise the necessary capital.

Having a local handyman or someone you know to look over the property is helpful, but I think you can do without property management if you are dealing with long-term rentals.

What I will not do is pay a bad tenant to leave so that another landlord gets stuck with having to deal with a bad tenant that I have rewarded for their poor behavior.
