I reluctantly accepted the offer as small claims will not enforce a payment and tenant could have appealed a loss and escalated this to superior court where lawyers would be running the show and I would ended up with nothing. 

She’s put in an “eviction complaint” his court is on the 6th of May.

Court steps?

I am mainly looking at big metro area in the west part of the country (Dallas, Denver, Salt lake city, Pheonix, Dallas etc.).

i prefer them to ghost paid in full than live there rent free waiting on the court.

You can hold buyer seminars, facebook ads, go visit your brokerages offices in other countries, hold seminars for those agents about buying in the US and then hold one for their customers.   

You will have to take them to small claims court to collect if they refuse to pay.
