Hi Keivan, how many props have you closed on over the last 4 months ?

Since I’ve increased my deal flow to a significant degree, I find that this technique eliminates the wasted time and effort of dealing with people who aren’t highly motivated to close a transaction.  

Seller carries back a second trust deed after you close a new mortgage and you both don't tell the lender.

I really need to close this chapter and move on, it's really stressing me out.

I was part-time for 6 months while working a government job (no cell phones allowed in the building). 2 rentals closed in 6 months, no sales.

The custom builders in the area are very competitive and are offering pretty inexpensive builds vs comps.If the lot was purchased recently for 20K and the turn-key cost to build is $200K, after I close on the house (bank said appraised value would be 220K), would a new buyer have problems with it getting appraised over $220K even with other comps selling for 300K+?

I close on July 19th.  

I'm not as plugged into primary rates (vs. investor/DSCR) but there are a lot of HELOC / Closed End Seconds out there that are becoming very popular alternatives (especially if you already have a low rate mortgage) instead of full cash-out refinances and jacking up rate on all the debt

If you want investments close to you then that's going to be a big factor.  3.

Has anyone worked with a lender who has actually closed an FHA, VA or Conventional Energy Efficient Mortgage?
