Steven Westlake Does Murphy bed, count as rentable bed (room)?

In densely populated areas I’m sure a Murphy bed would rent for a lot, not sure about an hour north of Dayton.I’m a fan of mini splits in Ohio that way you have a classier way to heat and cool.As for granite, it is always nice but you won’t get more in rent if you have granite, but a tiny kitchen, it more so has an effect when added to an already great space.Try to think of things that would add value to your tenants.

I am not a big fan of this idea as I am not sure how much security it adds.I will also need to contact our insurance about the length of stay to see if there are any issues.I have always wanted to fill up the downtime and this would fill the rest of the year.

I'm not a big fan of BRRRs.https://www.biggerpockets.com/...Note this is coming from an Accredited investors POV who used to do turnkey rentals.I personally would not do Remote BRRR as there is just a lot of risk with 1) risk of embezzlement with contractors 2) change orders and 3) bank doing bait and switch doing a lower appraisal and/or LTV on the refinance.This is especially true for high paid professional or those with a net worth of over $300,000.

We had many applicants.Landscaping clean up, patched concrete, installed digital locks front and back, sanded and painted both entry doors, repaired all the panels on back of porch, replaced window screens, fixed garage door and opener, replaced most of the bathroom, painted all interior walls and ceilings, updated the kitchen with new counters, adjusted the cabinets to accommodate 30” stove, installed new appliances, paint4d everything, refinished the hardwood floors, replaced light fixtures and added ceiling fans.
