The second most important thing for winning is to have ever piece of paper organized to the defendant can spend more time and mental energy focusing on what the right things and wrong things he should say as the Plaintiff is throwing crap at the judge.

In an RE situation I would not want to burn cash but I would be happy with a small cash flow as long as I can see or create appreciation.

They have burned people before and likely to do it again, don't let that person be you. 

Now you can ask yourself is it worth the time, energy, and stress to push forward to get to 300.  

A lot of people get burned just throwing money down there, not realizing they are buying 1 block from a ghetto or section 8 housing complex.    

Would it be better to just not have insurance and be out the money in the minuscule chance that these houses burn down? 

Far too many people claim they want to retire so they can travel the world or spend more time with family, but then they actually don't do it or get burned out really quick.It's important to be honest with ourselves.

@Kareem Ghuneim, As far as energy usage, that's all going to be on the package depending on what fixture/bulb you get and the life of the lighting.
