Designing new construction or major reno is different.

We tend to attract recent university or college grads to out unit, young people that are still looking for a less expensive place but are sick of living in houses with 4 other people.For the last 7 years we have had a nice chocolate brown laminate flooring down there but there's been some water damage in one room.

Is it legal to only have a through-the-wall a/c unit WITH HEAT that is designed for 550 sf? 

They can also lay out the design for you with fillers.

This route is very attractive because of the very low down payment.

I'm looking at some nice areas in Tennessee that are a couple hours from major cities, but may be near scenic and/or natural attractions, and slightly "larger" smaller towns, like the county seat.

As @Sam Shueh how do you know who or what attracted the mice there in the first place?

Having your own skin in the game will also help make the deal more attractive to any investor.
