Some easy DIY to use in your landscaping plan: Applying the best organic weed/feed treatment for your area during this spring season to encourage a lush lawn, mow every 10-21 days (depending on rainfall and growth rate), use an edger along the hard surfaces of your lawn (along the driveways, sidewalks, porches, etc. which gives your lawn a more defined look), trim hedges and trim limbs back from property (discourages insects and birds from trying to find entries into the property), replace and put down fresh mulch/pinestraw around trees, flower beds, bushes, and shrubs.Please let me know if that helps.Best to you!

Not sure if you got this resolved or not, but highly used wood surfaces like a floor or butcher block counters and the like are going to have all kinds of dirt, oils or in this case even wax.  

You may need a different surface prep due to end grain of the plywood or mdf substraight as it may need to be sanded.  

I have a tenant who is ready to surface all documents I'm asking for and ready to pay the asking rent.

Obviously, not all cycles are the same, but oil could recover in a meaningful way.The Sierra Nevada had a good snow pack this year so local ag will have surface water for the first time in years.  

If it has gold below the surface is it worth more?
