The 2nd appraisal uses very accurate comps based on square footage, style (ranch) and condition of mechanicals and exterior finishes.

I’m usually a pretty accurate judge of character and experience when dealing with an applicant; however, having a resume (and any other submitted materials) goes a long way to weeding out those that don’t make the cut.

This is probably not totally accurate but Zillow puts a zestimate @ 185k.

That might have been a part of the problem, if what she said is accurate she may only deal with commercial.

Receiving the most accurate up to date information on your investment is so important.

That comparison is quite accurate.

She gives you reference sheets with pricing that is super low (not accurate) for building materials to use when calculating rehab costs. 

I have begun looking in Sacramento but since I am somewhat unfamiliar with that market, have found it difficult to accurately assess good vs bad properties.I guess I have a couple questions...  

Just be sure to be accurate in the scope and hold them to a certain level of quality and finish.
