Needed a max of $8k worth of work to bring it up to to market standards.

As real estate investors we are biased to buying more real estate, but we shouldn't make decisions without verification to what our gut tells us.

I'm not suggesting it be mandated that you cut anyone a break because they're a veteran, but it's BS to give them specifically a worse deal, virtually all banks, however, do exactly that, inclusive of ones with "Ultra Freedom Veteran America" type names (yes you can make fun of the name of the place my license is presently hung if you want).The last minute verification of employment is becoming the norm.

I think once you fully screen them, credit check, employment verification, background, references, ect a leader will become more clear to you.  

You should be looking for something that is 100% online, easy for applicants to pay for, provides you a detailed report of identity verification/income/credit/criminal, and includes a approval/denial recommendation.

Look up the company online and start at the "front door", asking for HR or employment verification.

No income or tax return verification or personal DTI.
