I am a buy-and-hold investor primarily.

I understand I get the capital gains exemption for the side I lived in (i.e. 1/2 of the building's appreciation), but am becoming more inclined to just miss out on that and hold on to the first one I bought. 

Buy a buy & hold with no value add with a HELOC would be a risky move unless you have the income to pay down the HELOC.

Their communication is horrendous and they continuously apologize for their repeated failures, stating they will do better next time.
