@Anthony Newbold  the reason he is not in jail is because we no longer have debtors prison... our debtors prison is now credit card debt and other consumer debt that people voluntarily get into .

If you are really unlucky she will end up suing YOU as a slumlord and she may win!

There is no win but lots of lose in this type of situation.

Look for people with IRA's.One time payment a year is not very attractive.You are competing with others who offer monthly payments even if it is interest only.Borrow from a bank or credit union or use credit card they want monthly payments.

Home owners pay HOA dues to cover updates to administrative and billing records, changing and exchanging security codes and cards, creating monthly billings and home owner financial status documents.

Tell them "it's a win-win situation for both of us"  and you're doing this because you don't want s/he or them to have an eviction on their record which will affect their ability to rent in the future.

For one thing, attorneys usually get bar cards for each states separately.
