In the time between winning the bid and now, I was able to get a better visual of the property. 

Charlotte has appealed to me, particularly the UNC Charlotte area.

I work full time, but to have the ability to cut down on the contractor's overhead cost and save myself some money is appealing.  

I’m investing from out of state, which is why turnkey was appealing to me in the first place.

It wasn't very appealing, has an ugly a** roof, and is in WV, but it was FULLY rented and each tenant was wonderful... and upon further inspection, has a waiting list of tenants waiting to move in.

@Nicholas CookThanks Nicholas, I have a decent amount for a down payment so I can buy in Oregon, but looking at prices where I can get homes for under 100k in other states looks appealing as the money will go farther, but also daunting since I don’t know the markets and neighborhoods.Thank you for your input!

I don’t know anything about what looks appealing or what will last longest, other than what I have googled.
