if you need $200K for a project, no one is going to loan you $200K - you need a down payment, holding costs, and you need to know what you're doing or you'll just turn that $200K into $150K.good luck

First, what are you trying to learn about flipping?

He ended up having to pay back all the extra money to the tenants AND pay back all the money S8 paid for rent since the beginning of their tenancy. 

I'm trying to see how viable it is for him to buy a property there. 

I have to remind myself to have joy and be thankful.

But my question is: how do you find a partner to work with?

That way I know with less equity upside upon renewal or backfilling the higher cash flow helps make up for some of that with the overall return.
