I wanted a name like that for my son but my wife wouldn't go for it.So, you'll need to find a nice value add property where the project cost (purchase+ rehab) is no more than 70% of the ARV.Then you pick up the property on a 12 month, interest only loan that includes the rehab funds that are given to you in draws for completed work.

If your are courtiuos and friendly you can approach the countermen and ask for a recomendation on a good father and son plumbing company with a good reputation and who pay their bills on time ,,thats your guy.Same thing goes for a good carpenter ,,,that is,,go to an "old school" lumber yard thats been around for ever that sells to primarily tradesmen.The guys behind the counter will gladly recomend a great contractor.Why?

One of the two recently informed me his 17 y/o son has moved in, but it seems that him and his girlfriend lives there, and the actual tenant has moved out or is on the road (truck driver) so much that he's basically not there.

If I left some of the deferred maintenance, and focused on new beds and more attractive decor, the costs are relatively minimal.For financing, I'm looking at a commercial loan - would probably have to put up the 25% down myself (I don't have any friends or family with money lol)As for management, my adult sons will be taking it over from me soon after acquisition.
