Hello everyone,

I recently (Nov 2022) purchased my first multifamily unit. I inherited 2 tenants.  One of the two recently informed me his 17 y/o son has moved in, but it seems that him and his girlfriend lives there, and the actual tenant has moved out or is on the road (truck driver) so much that he's basically not there. I know that as a minor I can't do a background check, correct? What should I do in this situation? The father is up for renewal next month should I have a conversation with him now or wait until the renewal conversation and signing?  What should I require to make sure the son is in fact a minor or should be added to the lease?
