I am trying to help my dad who is retiring this summer after 40 years of owning his own dental practice. 

I would just like it to cover itself on a 15 year mortgage, then use the rent to help cover my retirement in 15 years.  

Also some may allow up to a certain percentage of IRA, 401k and other retirement money as well as marketable securities.These are all ways you may be able to get "skin in the game" money.

Hello BP.After looking for MFH for a few months, I finally took the plunge and signed a contract. 6 unit apartment building owned by a husband and wife who are looking to get out of the landlord game and retire. 

Additionally, the owner is in his 70s and ready to retire and tired of managing it himself so hopefully that will be some additional motivation to put a deal together with me.
