Im just very new and dont have any mentors to help show me what could potentially be my niche. advice much appreciated :)

No offense to Lindsey, but I am skeptical and the specific niche doesn't sound like it would be a good business model.Just my thoughts.

I shared about self directed IRA's, I sent him a link for a self directed IRA website, and he reminded me of his personal preference as well: he likes to talk to people in person when doing business, rather than over the phone or email.

A lot of investors refi to get their money back and preferably more to reinvest in other properties.  

Resort areas are almost a niche of their own.

The other thing, it's my understanding that folks in San Fransisco walk around naked and saying you think you caught some body part of a possible partner, well, many are pretty conservative here, especially the saw and hammer types, just saying, not that I have any preference, well, I do, but, well, you know, we don't have to explain everything!

As I shared this with an elder coworker today, he said everyone has to find their niche, and this young guy had his hand in many things, seeking to find that.

Don't worry about competition, worry about the inventory in your niche market. :)
