Keller as you know hasn't been a large player in the commercial space but they are starting to put a focus on it.

Price point is much higher and so many more professional players too.

I see a lot of folks that are wanna be's, but all of the real players that I know are still the only real big fish in the pond.

My wife and I are former college athletes and are now coaches, we see "Analysis Paralysis" all the time in games when players over think what they've spent years learning and practicing, you've got to shoot your shot!

@Nicholas Novak I would love to share that LED info with you, but my original post was a copy of someone else's here on BP.I need to figure out how to track down the original source on BP using keywords.

We have done it numeous times in the pre-bailout era.We have not tried since the RE crash.Most of the banks willing to consider this are the small, local banks; not the large, national players.

@Kevin Fletcher played pro basketball in Europe and I think there was a hockey player as well.

They may have not been worth $1500, but I did find a substantial value in the exercise of researching my market and who the players are.  

I suggest these presets:-SFRs,Duplexes, Triplexes-Last market sale date: Last 3-4 months-Equity range: 100-100%-Absentee owned: yes (may limit records but this is a FOR SURE investor)EXTRA TIP:If you have enough records to play with, and want to get the REAL players, use the criteria above and add OUT-OF-STATE owned.Hope that helps!
