making my first home my first rental property

Hello, I am about to make my first home my first rental prop. We currently are in a townhome we bought because the area rented well. I was able to get 0% down payment financing for our second property which will become our primary property. I am super nervous but have been doing my homework and have found an agent that understands my REI plans and goals is helping us find a single family home that could also become a potential rental that will cash flow well. Our goal is to rent and hold forever around the University City area in Charlotte. I just wanted to keep track of this first deal on here and would gladly accept any tips and support!!! I also wanted to thank BP because I would probably never even have this mind set if I had never listened to the pod!!

Tramaine, my wife and I are currently considering the exact same move down in South Charlotte. We're going through the motions and looking for another property to buy as our permanent residence while we rent the house we're in now. Based on some quick rental projections around our area, we believe we'll have good positive cash flow given our current mortgage and what similar properties are renting for.
