If you bring that side of things to the deal with a quality product at reasonable prices, there will be investors lining up to partner up with you on a JV, me included.

Prices are much cheaper than my area because of how far out it is and the quality of tenants to be found there.

Account ClosedI never sell my SFRs unless (1) my original thesis about the property was wrong or (2) the neighborhood has significantly changed such that I can no longer attract quality tenants paying high rents to generate my cash flow target.

I may be able to get a higher premium to market rents with the quality of product we are bringing to market but it's very nice to get these quick rentals to quality applicants.#15 - this South KC (bannister area) remodel is a couple weeks behind schedule, but on the plus side I haven't even shown it but already someone has said they wanted it.
