You will likely see pages with the same cover photo because it is either a fan page or one that someone created for a variety of reasons even though it is not the official BiggerPockets page.

If I was the seller, I might question the language.

There was double language.

Make sure to pay very close attention to whether or not that language was or was not included within your lease.

Use this as a learning lesson and add new language to your leases moving forward.

@Einat MenasheNot trying to be discouraging but there are approx 75 official neighborhoods (and hundreds of sub neighborhoods) inside the city limits, plus at least five counties in the Metropolitan area.

And the remaining 2% when the house is officially bought/sold..Could you... buy this house yourself from the owner, pay the realtor their 3% commission, and cash flow enough for it to make sense?

I would think that experienced  buyers likely even shoot for broader language, along the lines of "cancel for any reason" without loss of earnest money.

Justin, every insurance policy has language within it stating if the policy holder has misrepresented the risk the insurance carrier has the right to deny claims.
