They've figured it out over many years, what lists work well, which lists don't work, which neighborhoods work well and which don't, etc. 

I'm having a rather hard time finding a deal that generates cashflow in a non-slumlord neighborhood.

I think the land has more value than the house itself, but I don't know the neighborhood all that well.  

Can anyone give me a rundown of decent neighborhoods in the Orlando area, ones to avoid in concerns to renting, and any recommendations PM or forum here of good apartments that my fiance and I can investigate.

More details needed to offer advice: Monthly Mortgage Payment, outlook for speed of getting it rented, type of neighborhood (A,B,C,D)., what Cash Flow do you anticipate, etc.

I'm an out of state investor and she helped show me the ropes on neighborhoods. 

I can assume based of the purchase price its in a C-D class neighborhood and isn't new so 5% for CapEx and Repairs is low. 

Doing our first flip in Scottsdale Arizona and the neighborhood is a mix of the residents that are not quite senior citizen but near or at retirement age and families with teenage to older children.

For example, I have rental properties in a D neighborhood and the 2 or 3 bedrooms are usually rented by families, with children.

I also appreciate having access to all of the market data and MLS analysis tools when comping properties, learning about new neighborhoods, etc.
