Most S8 tenants have credit scores under 580, so that's not really going to help.Maybe if you checked 36th District Court records for any landlord-tenant issues...If the seller (or their PMC) actually did a Verification of Rent (VOR) with the tenant's last 2 landlords, you might find out they left a lot of damages when they moved. 

And there’s “nothing you can do you went non contingent” .. and she veb said “you can do all the inspections you want after you close and move in” She insisted we either “get a report in our name” from the same inspection company or “call the plumber who fixed the leaks prior” Now 2 days prior to closing agent sent us a disclosure saying we waive all inspection rights - home inspection waiver , wood destroying pest waiver etc. we felt remorse of overpaying in first place and we are not sure if we are making a mistake closing this home with the whole inspection thing.

How did you decide on a fair purchase price looking forward a year of two?

Utilities: T12 +3%Mgmt Fee: 6-10% (depending on market and onsite payroll)Payroll: Maybe one free unit concession to an onsite who lives at building to assist with move ins etc (or not).

If you don't know how to research, try locating a HUD office to see if they can help.I send it via email because I like to include move-out instructions. 

30 DAY  and move on, YES that simple, unless they can come up to at least 1500.
