Without a doubt, I would put an LVP/LVT (luxury vinyl plank/tile) product in.  

Whatever you choose, just don't fall for the scam of the $3k luxury mattress.

not sure if you property appeals to luxury tenant or not but I will you know top dollar will be very hard to achieve unless tenants controls heat.
