I'd like to do some renovating in one unit specifically - should we just terminate and get on with it or issue a 12-mo lease with higher rents and give them the option to stay?

I know I'm a larger apartment complex they expect the owner to deal with it.

A lot of areas that are flip friendly and where you would be able to sell the properties quick are most likely going to be over 100k with purchase plus renovation.

It seems like our market is hot and is booming with builds/renovations that good contractors seem to be tied up.We welcome any insight you may share regarding your experiences with 203k full loans.  

I am focusing on roughly 12 unit properties in the Hixson, Soddy, Red Bank area or renovating something on the outskirts of downtown and creating something similar. 

Normally on a flip you will have to pay capital gains taxes unless you want to defer them and do a 1031 exchange into a larger property. 

I did all renovations myself and spent 12k.

Being as though it's a small bath room I think it would be under $1,200 to renovate this entire bathroom. 

However one larger room would be shared desk maybe even a counter that everyone can sit at together.
