As far as I can tell, the most rudimentary investigation into most of these deals would reveal the prices were inflated.

My plan is to fully investigate what happened to the extent of my ability and then negotiate something out of next months rent or some other payment.

One thing I'd note from investigating student rentals is that a lot of leases start in August but get signed in April for the upcoming school year.

But I would tell people to investigate doing it in business friendly states such as this one.

I have been looking for deals in Penasacola, FL as well as Panama City, Florida just because those locations are close to where I will be living next and I would like to do some driving and investigating in different neighborhoods to get a better understanding of what I would like to buy.

There is a slim possibility, although we have not investigated it and did not consider it when we bought, that we might (might) have room to put a new matching duplex up.  

I am also thinking about mobile home rentals / purchasing a mobile home lot and am investigating the Daytona Beach area.

Might be something you could investigate in terms of where the process is not working.
