They currently live in rural Washington, but want to move to Vancouver to be closer to grand kids and us.I am supportive of this, but because my brother lives far away, and the reality that the house they buy here will end up being given to my wife and I when they die, they want to split the proceeds from their current home with my brother, which I am in support of.That leaves them around $350k to buy a house.

I just moved another rental under his management for a grand total of 8 doors.

I know that is not a whole lot of money in the grand scheme of things, but $70K over appraisal is still ludacris and not very business smart, which we told him and he quit offering it to us for a few weeks. 

You mentioned closing costs and reno that would be limited to few grand.

There is huge shortage of three beds two bath houses in springfield and rents coming up almost every month and tenants usually stay five years average get one in good shape south of grand even for less that one percent and manage it your self you will cash flow and appreciate price at same time these were my best deals I have ever had

I made what I thought was a fair offer - a couple grand below list.

I'm talking about looking at this business as a numbers game, while not trying to make everyone of them the Grand Slam.  

That's nothing in the grand scheme of life.
