In the interests of brevity I'll get right down to where I'm at:- I am educating myself, starting to network, have started looking for deals and swapped numbers with some sellers- I have capital - I own a home overseas (through an inheritance) that will get sold - educating myself for this sale was how I stumbled into Rich Dad... woohoo cashflow 101 classic online game mindset changer!!

A custom trust document can be thousands of dollars, title work always costs more than really necessary, and I end up writing most of my own contracts now anyway (at a fair amount of risk I'm sure).

There is not typically an inspection clause.....read the auction terms, talk to a rep.....do Not use their title co. for the “free” title insurance, it isn’t really free as they tack on a bunch of junk fees and their title insurance typically has extra exceptions in the B Exceptions.

As long as the purchase price is enough to not leave a lien on the property you can transfer clean title.

With flips you are obviously adding value so I was able to covert the loan with no money in the game just bc of the value I added to the property which translated to being my 15% down payment.
