That is  definitely new  news  to me  and  definitely  notable  info that one  will use  when strategizing on the  correct market  to invest in when  going for this  hat trick.

bad contractors know who they can/cant' rip off, IMO real estate isn't a get rich quick.. you have to be smart and strategic.

That makes sense too but before that I need some help strategizing my first purchase based on the money available to me.  

I think you're on the right track regarding putting your inheritance to work strategically.

Strategically I have seen people very successful in using the listing agent to represent them on the purchase side of REO, shortsale, and foreclosure properties. 

I believe that utilizing both cash on hand to formulate deals & passive income to have perpetual funds creates a much needed balance for leveraging purposes.
