I hope he doesn't sue you, but if he does it will cost him at least $150 to file, and it will cost you to answer, and if you hired him to know he not licenses you, and him could get a ticket, and if you win you will not be able to get blood out of a turnip, but if he wins he can cloud the title to the home, and a labor lien is a tough lien to bond around or get rid of without paying to get the lien remove.

The buyer of the deed is entitled to immediate possession of the property but the issue the buyer has is a lack of a marketable title which is why there is a need for a quiet title to remove any clouds to the title.

Each state does have its own licensing situation though.There are online programs you can sign up for to take the classes and sometimes local community colleges will sometimes host classes that you can take.The reason for getting your license would be:1 - Make a bit of money when you buy a property2 - Save some money when you sell a property3 - Have access to the local MLSReasons not to get a license:1 - Costs time and money2 - You can have a real estate professional working for you freeing up more time for you to work on other things.3 - You have to disclose just about everything in most states when you buy or sell a property, including that you are a real estate agent.
