@Andrew Assman good luck on your hunt, I have looked at every  MLS Multi Family deal that has come on the market and the numbers just haven't worked based on any of the rules and just manually calculating via my own spreadsheets etc to get a return.

If the calculations you are using have high rents and low repairs etc.. your monthly cashflow could be a lot more negative then you want it to be.

Hi i am working on an offer the house is 3 familyasking price is $250K   repairs will be 100kcap rate similar homes 7-8%.. according to my calculation i came up with 10%the rent as the sales agent says per unit $1800-2000C classi intend to go with hard money lender...at 65% of ARV.. -100k repairs The sales agent said, the ARV would be 400k for this particular home... some comparison homes are alittle higher 450 to 550what do you suggest the offer on this property should be?

I am assuming the house is not in a great neighborhood.However, if he is not in a rush, I bet you can find a buyer in 150-185 range because it is still a cheap investment for out of state investors.Your main problem, you will need a cash buyer.

Hey BP members,So I understand the concepts and numbers behind BRRRR, flipping and some other strategies but I am wondering which calculator to use, or what exceptions to make within another calculator to analyze a property I would like to acquire.
