In the last LTR I bought (and converted to a STR) the previous tenant was a tweaker/hoarder and couldn't afford to pay his gas bill......so he starting burning furniture and kitchen cabinets to stay warm.....

I should add that an agent who fits all of the above criteria I defined will ALSO have a vendor list of lenders, inspectors,  handymen, cleaners, flooring guys, furniture stores, etc., etc. so you can start building your team immediately.
