Hi @Anthony Morales, what you would need for this type of "down payment loan" is either a government-style grant for down payment (usually restricted to owner occupants of homes) or a private lender who is fine with a 2nd position lien (the debt placed on the property would rank lower than the mortgage loan).These rates can vary greatly, but assuming the property cashflows well and you have the ability to service both debts with ease, I could see getting the $40k for a rate of something between 12.5% and 9% interest.

This home was purchased for about $330,000 with a finished basement and today is worth about $525,000-$550,000, not a bad return for a buy-and-hold investment but so is the debt paydown now owing less than $260,000, the Depreciation and interest write off saving us thousands a year in taxes and the strong cash-flow.The moral of my story is this, look at the big picture and invest for your future, not to pay your grocery bills today.

Common problems with this type of loan program are; unrealistic buyer expectations based on HGTV, 'foot in the door' pricing by unscrupulous contractors who hit the client with 'extra' charges in order to boost their bottom line, collusion between buyer and contractor to make some money under the table, failure of the contractor to take out the proper permits, and on and on.

Moral of the story: We could have continued to operate the first home without a license, but eventually the city will come to terms with this industry and we didn't want to be out of business if they decide to ban STRs in the city.

I find it a little comical because by the end of the week, the total gain on it will be almost $8,000 on a property I bought with 15k down, and that is not even taking into account the other 9 spaces paying rent.The moral of the story, if you want to break into the investment game sometimes you have to get your hands in the mud and make the most out of every opportunity.
