In AZ, it's a one time fee to set up an LLC and you're done. 

Ideally, they would have set parameters of what is acceptable and what is not, such as a minimum credit score or a 'no evictions' policy.

Any listing in city of LA requires a permit number submitted to Airbnb to set your minimum stay less than 30 stays.

Their systems are set up to "deliberately" delay claim filings, supporting service calls, claim approvals and scheduling actual work - such that an owner is usually forced to fix an issue to keep a tenant happy or for property preservation.

You could aim to purchase near those areas that are already or set to boom even more with large commercial projects going on. 

This can add up.Property Standards: The house has to meet certain standards, which might limit your choices in a competitive market like LA.Loan Limits: There’s a cap on how much you can borrow with an FHA loan, which might not cover the higher-priced homes in LA.My Take:If you’re set on buying now and can handle the extra costs, FHA could work.

I'd love to hear an update when you get further.I had one a while back on a Tri-Plex where a disgruntled boyfriend decided he would get back at his girlfriend by setting the building on fire!!!!!
