@Mitchell RubinsteinIn the very least, you will likely want to have a formal written agreement between the two of you to govern split of profits, expenses, etc. 

They have offices all over the country and knowing how government works the implementation probably looks fairly different from office to office.Another helpful thing my realtor mentioned is they are much more comfortable approving things built after lead based paint and asbestos were no longer used.
