People often want to make a bunch of money for very little effort.

They have not responded to any of our efforts to contact them concerning this matter.

I do not know enough about Cape coral or San Antonio to have an educated opinion on those RE markets, but I like the river walk in San Antonio as a good revitalization effort and fun area to visit.  

You can buy $1000 lots that maybe you sell for $2000...100% return right...but lots of time and effort to do that 50 times to make $50,000.....or maybe you get lucky and find $100,000 house you sell for $150,000...50% return...but you only have to do one of those, vs 50 of the lots....even though return might be 1/2 that of doing lots.It is a simple busy, but not easy. 

Is it worth the effort and ROI?

There is a concerted effort at hand to re-wire the definition of shelter security as renting.

I don't get that much right,  but I do know how much work, effort and risk that went into this deal.

Have you thought about matching the brown wood around the windows and also have a stunning carpet to walk on.Not sure why the white caulk is visible on the edge of the treads; maybe someones effort at stopping stair squeaks?

I find tenants are a lot easier to deal with if you have made efforts to build a relationship with them, rather than have the odd exchange of email and receipt of monthly checks.

If that still doesn’t work, at least you have put in the neighborly effort and can then escalate requests.
