But the main house [which is the only one that is zoned...no idea what that means- has quite a few cracks that even the realtor said might indicate foundation damage.

I have a structural report identifying some foundation issues in the basement, and an estimate to "stabilize" the issue. 

So far, we've found nothing we're in love with (aka, profit margins not large enough, property may not sell quick because busy street/one bathroom family house/possible risks with foundation, etc) BUT we did find a short sale.

Basic starter home- would comp for $250 or so.I am a contractor, so I can hire a builder to do foundation, and then me and my guys go in and frame and finish it.

is there an unseen foundation issue?

Then use that as a foundation and add to them, but only add things that don't violate landlord laws in your state. 

Anybody have any recommendations for foundation contractors in the Seattle/Bellevue/Everett Area?
