Bigger Pockets offers tenant screening through a trusted partner and there is a full credit report package available. 

The reason I say that is even though you can move every 12 months a lot of lenders leave the guideline up to underwriter discretion.

My involvement in BR has been limited as I only offer on larger deals there - apartments, mobile home parks, land developments, house packages, etc.

Currently in the process of closing on a package of SF homes and I wanted to ask whether a new Landlord needs to write a letter directly to the tenants or whether it is better to let the Property Manager inform them.

@Nancy Stark if you do it as a package you could finance it. probably a 5 or 10 year arm 30 year AM balloon type product which you will have to go back and negotiate after 5 or 10 years. if you have sufficient money to put down  w2 income will not matter. 

And how can I find other wholesalers in my area without paying for a membership for a package deal?
