Thus they are not cheap.

Every time one of those landlords come to me after the fact they say the exact same thing "I wish I didn't try to be cheap.... so dumb, what was I thinking". 

The only numbers I'm not 100% sure about are the insurance rates on a property this cheap.

They also cost a ton of money to use, ammunition isn't cheap!

Contact a local trailer park and ask who they use or refer for maintenance, should offer inspections for rather cheap, a lot cheaper than a standard home inspection, well worth the $.

If you want to chase down probate leads, you've got some homework to do first, like the probate laws for your area and how someone can navigate the process (your counties website should have some guides for this), how to find good estate sale reps, how to do clean outs for cheap, vendor lists, etc.. all the things someone that is overwhelmed with the role that has been thrust upon them and how to best help them.

They are pretty cheap once I bundled everything together.

Im sure some other Erie ppl will chime in, but one of my thoughts about A type rentals in Erie is that since the RE is relatively cheap, if you are here long enough, you are just going to buy what you want.
