:Why - because it’s gaurenteed rent Why not - cuz there’s a chance they trash the place all though its a misnomer its guaranteed rent.. these people can get kicked off the system with virtually no notice.. and now your really fubared.. you have a tenant living there that NOW REALLY cant pay rent .. knows the landlord laws better than you do..

(its a musician thing you wouldnt understand)When I create a budget or a plan Usually I am confident I can do it until I see a new keyboard or Bass guitar I NEED  lolor a trip my girlfriend is begging me to accompany So how do you guys manage to do the saving thing and the self sacrifice which will ultimately lead to greater rewards down the line.Sometimes I think that committing less resources may be more realisticso if i bring in 2,400 in rents instead of saying i will put 1,500 to the apartmentI should commit 1,000 so at least something is done each month and if one month I want to do more I can. this is where my mind is right nowI am confident that if I had waited on the bmw until after the apartment was completed I would not be in this situationany suggestions?

Things I can think of:- Online rent collection (auto bank transfers or credit cards)- Hiring a Virtual Assistant to act as a 'round-the-clock' call center to manage maintenance calls and scheduling showings- Having a good Rolodex of handymen- Hiring someone hourly to show the apartmentThanks for your ideas!
