I think you're getting some cut and paste responses that aren't related to your story.From what I understood from your original post, you are wanting to rent your home that you are moving out of.  

He immediately told me 4 months in, understood he was still locked into the lease, but we both worked together to find another tenant. 

I can probably help you more if I understood the criteria that lead you to out-of-state investing in what I would consider a challenging local market.Generally speaking, 2% properties don't exist here.

If I understood what he said correctly you would have to build the garage and then convert it afterwards.
