Initially I would start new tenants on M2M to test them out for a year before offering them a term lease but found that for good tenants after the year was up they felt no need for a term lease.

But the discovery of black mold recently has also tested me as I try to source its cause before moving on, which as of this post Im still not entirely sure how to move past that. 

You can have the paint tested by a lead based paint specialist. 

A good mold remediation company will come back and test the air to make sure mold spores are mitigated.

There is one way to find out if it's hers....Blood test. hehe

I had to walk with fire marshall and inspectors to test every single items, and even if smoke beeped weird they would fail that inspection

If the former chances are pretty slim in Virginia Beach but cities like Norfolk and Portsmouth you can likely make that happen but your still looking at duplexes or SFH.

I am not sure why the a-coil is missing, but should I have the condenser tested and see if it works and just install the parts I need? 

Its when a deal goes bad that the trust is tested.
