Portsmouth is one of the nicest places to live in New England and its growth is spilling over into the surrounding towns.

If you want a relatively safe place to park your cash and get a constant income stream then buy one property for cash.  

Analyzing an entity with cashflow requires valuing the income stream to determine its net operating income (NOI).

There are 3 streams devoted to workers, and 4 devoted to entrepreneurs.

I'm not sure the cap rate in overrated, but I agree it is not the best Metric to focus on when you are just diving in - If you don't have a really good understanding of the costs and revenue streams of a given asset in order to put together a really solid 'income approach' analysis, you are going to get some wacky valuations.
