Yes it is a real thing but a court is going to look at a lot of aspects, one of which being intent.

As the owner of an Accredited Management Organization (AMO), I instruct my clients to monitor all aspects of the lease, specifically tenant responsibilities to maintain mechanical systems, repair of roofing and parking areas, etc.

When I analyzed the financial aspect, I was very confident I could do better if I got out after 4 years (and a college education) then if I stayed in.

Currently I am looking to start off wholesaling and progress into every other aspect of the real estate profession. 

I can tell you (everyone) that trying to figure this aspect is impractical, as I mentioned the differences of option A and option B might be a hamburger at lunch.

We really need just a little guidance with the legal aspect of it.
