I would spell out everything from ceiling fans to window coverings to special light fixtures to plants in the yard and document everything with photos on day of closing.

Unless there is something special about Texas there is no reason why you cannot list all 3 address' on one contract with one price.

There is no way to attribute the increase in value to any particular factor.  

First, I would study the zoning ordinance for the property to understand the appropriate uses (permitted by-right use, special exception and secondary uses).

A common gotcha here is governmental special districts that some believe are HOAs are actually governmental entities.
