Those are requirements, not just good ideas.You are incorrect in regard to the source of the gift being exclusively limited to family members.I believe that there are some other select approved sources, such as a close friend, employer, and a few others.  

Buying below replacement costs is one layer of redundancy, large down payments to keep your payments low is another, large cash reserves, geographic diversification, other sources of income, etc. etc.  

I'm fairly new to investing myself and have found that BP is a great networking and info source.

The dehu's will treat the high humidity but they will not address the source, which is what I would want to find. 

Hoping that I can meet some great people on here and learn the business from the ground up.Current goals....This is tough because I don't know exactly where to start, but my main goal right now is to have a source of income unrelated to my current job.

Also avoid any deposits over 10k otherwise you'll have to source the funds and explain where the money came from (if still within the 2 months period), but if you wait 3 months then you'll be fine.

I think craigslist may be a good source to find some off market deals but I wanted to see what more experienced professionals think.Any successful stories you can share?
